Definition Under general supervision, performs a variety of skilled and unskilled duties pertinent to the maintenance of few small buildings, mobile homes, equipment, autos, furnishings, and the premises thereon, and to the storage and clearance of furnishings and surplus inventory.
Duties include lawn care, painting, detail cleaning, pressure-washing, landscaping, trenching, ice and snow removal, hauling, waste disposal, related work on premises as required, restoration, preventive maintenance, and moving of equipment, furnishings, and surplus inventory, and related work as required.
Reports to the Director of Facilities and may receive direction from a Maintenance Technician.
Incumbents independently perform routine mowing, trimming, pruning, raking, lifting, and transporting and assist in other maintenance, repairs, and renovations of small buildings and mobile homes. Assignments, objectives, and work methods are explained in general terms.
Essential Functions Corrective Building Maintenance Assignment: Performs minor maintenance repairs on mobile home flooring, floor coverings, ceilings, wall paneling, trim, doors, windows, bath surrounds, toilets, and plumbing lines, fixtures, and components, including replacing flush valves, faucets, and shut-off valves. Troubleshoots and/or replaces toilets, appliances, entry locksets, and electrical components, including exhaust fans and lighting fixtures. Patches roof leaks.
Preventive Building Maintenance Assignment: Inspects mobile home roofs for water-tightness. Uses brushes and/or rollers to coat mobile home roofs. Inspects and cleans gutters, downspouts, drains, drain lines, HVAC coils and filters, diffusers, and exhaust fans. Inspects and changes disposable HVAC filters. Lubricates entry locksets and other door and window hardware. Uses hand tools to tighten or replace screws and other fasteners and hardware.
Make-ready (-to rent) Assignment: Uses pressure-washer to clean mobile home siding, carports, walkways, and equipment on premises. Vacuum cleans and shampoos carpets. Sweeps and mops vinyl floor coverings. Washes walls, doors, windows, siding, kitchen and bath fixtures, lighting fixtures, appliances and other furnishings, and autos and other equipment on premises. Prepares surfaces for painting. Use brushes, rollers, spray equipment, paints, primers, and lacquers to paint and laminate a variety of interior and exterior surfaces.
Other Assignments: Fabricates, assembles, reconditions, disposes, transports, installs, and/or repairs fixtures, furnishings, and appliances. Lifts, transports, and stores appliances, furnishings, and surplus inventory. Cleans and maintains tools, equipment, materials, and work sites.
Marginal Functions Assists in setting up, manning, and securing surplus inventory sales. Other duties as assigned.
Qualifications Knowledge, Skills and Abilities Knowledge of: Generally accepted repair and maintenance procedures and materials used in the areas of cleaning, painting, plumbing maintenance, minor electrical troubleshooting, HVAC maintenance, and related trades in small buildings and manufactured housing; safe work practices; and first aid. Skill to: Operate all types of lawn care equipment; operate carpet shampooers, vacuum cleaners, and pressure washers; operate hand and power tools commonly used in building maintenance; and make use of proper lifting techniques. Ability to: Perform arithmetic calculations; follow verbal and written instructions; read and interpret drawings, tables, and written instructions; evaluate a problem or situation and arrive at a logical decision; and work independently and with others; identify and correct safety hazards; perform building maintenance work and manual labor; lift and carry objects safely; climb ladders to various heights; learn the operation of trencher and other such rented equipment; and develop and maintain cooperative relationships with individuals from a variety of cultural and socio-economic backgrounds. Incumbents must possess the physical and mental capacity to work under the conditions described in this document and to perform the duties required by their assigned position.
Education/Experience Any combination of education and/or experience equivalent to completion of high school and two (2) years of progressively responsible experience in the maintenance and repair of dwellings and/or buildings and the components thereof.
Licenses/Certificates/Special Requirements Possession of, or ability to obtain by time of appointment, a valid Class C Virginia Driver License is required. Failure to maintain this license will result in termination.

Duties include skilled carpentry, roofing, plumbing, electrical, and residential heating, ventilation, and air conditioning (HVAC), and also may include lawn care, painting, cleaning, pressure-washing, landscaping, trenching, hauling, disposal, related work on premises as required, restoration, preventive maintenance, and moving of equipment, furnishings, and surplus inventory, related work as required, and supervision of such duties by one or more Maintenance Worker(s).

Incumbents independently perform routine carpentry, floor and wall finishing, HVAC, electrical, and plumbing maintenance and repair work in the repair and reconfiguring of buildings and building components.
Essential Functions Emergency Repair Assignment: Responds on call to water leaks, structural failures, HVAC problems, electrical failures, safety hazards, lockouts, and other tenant emergencies. Assesses damages caused by natural effects. Repairs or replaces mobile home roofs, walls, siding, doors, windows, flooring, plumbing, light fixtures and electrical circuits, furnaces, air conditioners, appliances, kitchen and bath fixtures, and entry locksets.
Renovation Assignment: Performs rough and finish restoration carpentry on small buildings and mobile homes. Replaces floor joists, subflooring, studs, base plates, door and window kits, trim, paneling, bath surrounds, showers, tubs, toilets, supply lines and fittings, drain lines and fittings, shut-off valves, lavatories, faucets, sinks, sink bases, cabinets, countertops, range hoods, exhaust fans, heating and air conditioning units, wiring, electrical devices and outlets, lighting fixtures and accessories, lockset and other hardware, thresholds, floor tile and/or linoleum, carpet, air diffusers and vents, moulding, siding, guttering, downspouts, and exhaust vent caps. Builds and/or installs new walls, floors, foundations, roofs, and other building systems per specifications and plans.
Skilled Maintenance Assignment: Performs maintenance repairs on mobile home flooring, floor coverings, ceilings, walls, doors, windows, kitchen and bath fixtures, plumbing, and electrical systems. Troubleshoots and/or replaces toilets, appliances, entry locksets, and electrical components. Inspects mobile home roofs for water-tightness and patches roof leaks. Uses brushes and/or rollers to coat mobile home roofs. Inspects and cleans gutters, downspouts, drains, drain lines, HVAC coils and filters, diffusers, and exhaust fans. Lubricates entry locksets and other door and window hardware. Uses hand tools to tighten or replace screws and other fasteners and hardware. Performs preventive maintenance on heating and air conditioning units and related apparatus. Changes filters, blowers, and condensing fan blowers. Duties do not include refrigerant recovery.
